상업용 부동산 개발 업체들이 올해 들어 DFW에서 오피스 개발에 착공한 면적은 380만sf. 정도입니다. 이어 어스틴이 270만sf.으로 미 전역에서 두 번째로 많았습니다.
야디 시스템스의 전문가들은 경제와 오피스 시장 미래의 불확실성에도 불구하고 올해 전미에서 2,650만sf.의 새 오피스 공간 개발이 시작됐다고 전했습니다. 이어 이주민 유입이 크게 증가한 선벨트 시장들에서 올해 오피스 신축율이 매우 높게 나타나고 있으며 텍사스가 이 같은 양상을 주도하고 있다고 밝혔습니다.
전문가들은 이자율 상승과 공실율 정체 상황에서 향후 몇 개월간 오피스 빌딩 신축은 둔화할 것이지만 좋은 장소에서 알맞은 개발사업을 위한 재정 투자는 이뤄질 것이라고 전망했습니다.
현재 북텍사스에선 890만여sf.의 오피스 공간이 건설되고 있습니다. DFW 지역에서 가장 규모가 큰 오피스 빌딩 신축 건은 달라스 업타운 디스트릭트(Dallas Uptown district)의 23 스프링스(23Springs) 오피스 타워와 쿼드(Quad) 오피스 빌딩 그리고 플래이노(Plano)의 라이언 LLC(RyanLLC) 새 본부와 달라스 서북쪽의 사이프리스 워터스(Cypress Waters) 개발사업입니다.
DFW 지역의 올해 오피스 고용 증가율은 약 9% 늘어나 미 전역에서 가장 높았습니다.
